ICE posts strongest quarter for mortgage tech since 2022

Intercontinental Exchange's mortgage division turned in its strongest quarterly performance in four years during the second quarter of 2026. The unit posted $557 million in revenue, a 5 percent increase from the same period last year. Operating income came in at $45 million, giving the company an 8 percent margin for the quarter.

The results mark a clear turnaround for a business that has struggled through a prolonged downturn in home lending. Rising interest rates and tight housing inventory had kept refinance volumes near historic lows, squeezing software providers that depend on loan origination activity. But recent signs of easing rate pressure and a modest pickup in purchase applications appear to be helping.

Company executives pointed to steady adoption of its digital closing platform and broader use of its loan origination system among mid-sized lenders. They also noted that clients are increasingly bundling multiple products, which improves retention and lifts per-client revenue.

The mortgage tech arm is part of ICE's larger financial software portfolio, which includes data services and exchange operations. While the mortgage unit remains smaller than the company's energy and fixed income businesses, its recovery is being watched closely as a bellwether for housing market health.

Analysts say the 8 percent operating margin, while still below the double-digit levels seen in 2021, shows that cost controls and product mix improvements are starting to pay off. The company has also been trimming less profitable legacy services and pushing clients toward cloud-based offerings.

Management stopped short of calling the rebound permanent, noting that the housing market remains sensitive to Federal Reserve policy. Still, the quarter gives a reason for cautious optimism after several years of flat or declining revenue in this segment.
